I recently talked about how to prepare your home when putting it up for sale so buyers put it on the top of their wish list, and today I am going to tell you what you should do to prepare for each showing!

You should treat every showing as "the showing" that is going to sell the home.  The very first showing or the 20th showing could be your buyer so be prepared for each and every one of them just as you should for your actual first visitor...the photographer!

You should think about what a buyer sees from the moment they begin to pull up to your property.  Does the front look neat and clean? Do the flower beds, bushes and yard look maintained?  Is the front porch and front door clean with a new inviting front door mat?  This is the first impression a buyer will have of your home and how well it has been maintained both inside and out so be sure it looks spotless!

Ok when a buyer first walks into the home, it should be neat and clean.  If you saw my last video it was about how to prepare your home to sell so it should look great.  They walk up to the front porch and you have a new welcome mat welcoming the buyer into your home.  You are off to a good start.

Next think about sight.  Is it light and bright and cheery.  Turn on all the lights and open all the blinds.  Do not ask the agent to do that for you because the buyer will likely show up with the agent and the agent doesn't have time to turn on lights before a buyer might make a decision it is too dark for them anyway. 

The home should be light and bright, cheery and inviting!

Most people do not like a dark home.

If you are able to have on ceiling lights and lamps that is also a bonus.

Next having an aroma or scent consistent throughout the home also impacts a buyers senses if done right in a very positive way.  I had a client that baked a cherry pie for each and every showing right before we showed up so it smelled wonderful.  Yep she would go buy the least expensive frozen cherry pies from Walmart or wherever and be prepared for every showing.  

Ok we have talked about sight and smell...next is your ears...having something playing throughout the home that is appealing wraps up the package.  Music like piano, smooth  jazz, flute...no words but just the ambiance of inviting music.  

As the buyers walk through the home, every room should be prepped like the photographer is about to arrive.  Rooms should have about 1/3 of the walls, countertops and flooring space staged with the other 2/3 being free space.  Staging items on countertops and furniture tops set in groups of 3 so as to not be overwhelming with stuff but just enough to make the room look beautiful.  Ane some greenery, fake or real, in each room giving it life.  

Beds should be made perfectly.  Bathrooms free of personal items on countertops with matching hanging neutral towels and no bath mats on the floors.   A spacious living room uncluttered lets the buyer envision themselves living there.  And finally walking out back to a staged bonus space of perhaps a lounging deck, dining deck or even a fire pit area with great chairs surrounding it lets the buyer envision great experiences they may have in your backyard. Buyers will think of this as bonus space and hopefully make your home rise to the top of their list!
