I have some tips for you to attract buyers if you are selling your home! I have broken it down to SIX essential things you should do if you want buyers to seriously consider your home.

1. Clean everything until it is absolutely spotless.

This is definitely a step that cannot be skipped. It is the cheapest thing you can do, and it is so important! Clean everything! Even the dog, dog beds, critter homes, etc. Pet odors may not be evident to you but any visitor to your home will likely notice them.

2.  Aim for 2/3 of every room to be clear space.  

Decluttering is a big must do for everyone when selling a home.  Pack it up or get rid of it. Walk into each room and be sure 2/3 of the wall space is free, 2/3 of the floor space is free, 2/3 of countertop space is clutter free...Yes you need some furnishings to make a room feel anchored and showcase its potential...staging or showcasing your home in a balanced 1/3 of the space within a room.  And a rug doesn't count really for filling the space 1/3.  That means don't put a big rug and a tiny desk in the corner and think that it is staged properly.  There needs to be a balanced feel to the room.  The goal here is for a buyer to walk into your home and it feel open and airy as well as inviting.

3.  Buy a new front door mat. 

Yes a fresh clean mat inviting the buyers into the home makes a great first impression.

4.  Add a plant to each room...fake or real.  

While it is important to declutter, a plant adds a freshness and brings the outdoors in.  Succulents are a great way to add real greenery that require little care.  Or cut some green branches and pop in a vase with water for some low cost greenery.  And when I say every room I really do also mean including the bathrooms.  A small plant or flower in a bathroom really does help sell your home.

5.  Staging items used in groups of 3.

On countertops and table tops, good to stay in groups of 3 while varying heights of items displayed.  Like on your coffee table, group of 3 items varying height and dimension adds some interest while not being too cluttered.

6.  Create an inviting outdoor space.

Creating an outdoor oasis will bump your home up on a buyers list because it feels like a bonus.  By demonstrating possible living spaces such as a cozy lounging deck, dining area on a patio or fire pit hang out area, buyers can envision themselves relaxing in the additional bonus living space.
