When you start house hunting, it’s easy to picture exactly what you want. The perfect neighborhood. The perfect kitchen. The perfect backyard. The right number of bedrooms, beautiful finishes, plenty of storage, and of course, the right price.
But one of the biggest mistakes we see buyers make is waiting for a home that checks every single box.
The truth is, almost every home comes with some level of compromise. The key is knowing which compromises you’re willing to make, and which ones you aren’t.
Must-Haves vs. Nice-to-Haves
Before you begin touring homes, make two lists:
Your first list should include your must-haves. These are the things that truly matter to your lifestyle and would be difficult to change later. That might include:
Number of bedrooms or bathrooms
A one-level floor plan
Location or commute
A particular school district
Enough space for your family
Your second list should include your nice-to-haves. These are features you’d love to find but could potentially live without, add later, or change over time. Maybe that’s a swimming pool, fenced backyard, updated kitchen, certain flooring, or specific finishes.
Understanding the difference can completely change the way you look at potential homes.
Look at What You Can, and Can’t, Change
Maybe you find a home in the neighborhood you love with the perfect floor plan, but the kitchen isn’t your style. Or perhaps everything inside is beautiful, but the backyard is a little smaller than you imagined.
Before crossing it off your list, ask yourself: Can this be changed?
Paint colors can change. Light fixtures can change. Landscaping can change. Even kitchens and bathrooms can eventually be remodeled.
What you usually can’t easily change is the home's location, lot, or overall floor plan.
Sometimes a home that doesn’t immediately look “perfect” can become exactly what you want with a few updates and your own personal touches.
Don't Let “Perfect” Get in the Way of a Great Home
