Look Past the Paint: How to Spot a Home’s True Potential
Don’t let ugly paint cost you your dream home.
When you're house hunting, it’s easy to walk into a home and immediately focus on what you don’t like.
Maybe the walls are bright yellow. The light fixtures feel dated. The carpet isn’t your style. Or the landscaping looks nothing like what you had envisioned.
But here’s something important to remember: those are someone else’s design choices - not the home’s potential.
Some of the things that make the biggest first impression are actually among the easiest things to change.
Paint can be changed in a weekend. Light fixtures can be replaced in an afternoon. Flooring, countertops and other finishes can be updated over time.
So instead of asking, “Do I like how this house looks right now?” try asking yourself:
“If this home looked the way I wanted it to, would I love it?”
That one question can completely change the way you look at a property.
Focus on What’s Harder to Change
While cosmetic finishes can usually be updated, there are other features that deserve much more attention during your home search.
Think about the location, floor plan, lot and overall functionality of the home. Does the layout work for your family? Is it in an area you love? Does the yard offer what you need? Can you picture your lifestyle working in the space?
Those are the qualities that can be much harder, or impossible, to change later.
A home with dated finishes but the right location and floor plan may ultimately be a much better fit than a beautifully decorated home that doesn't meet your long-term needs.
What If the Updates Aren’t in Your Budget?
Sometimes buyers can see the potential in a home but worry about how they’ll afford the improvements after purchasing it.
Depending on the buyer and property, financing options may be available to help.
Our preferred lender, Mortgage Simplified, offers FHA Renovation Loans that may allow qualified buyers to finance the purchase of a home along with eligible improvements in one loan.
That could make a home that needs some cosmetic updating worth a second look.
Look Beyond What You See Today
When you're house hunting, try to imagine what a home could become, rather than judging it solely by how someone else decorated it.
Sometimes the best house isn't the prettiest one when you first walk through the door. It’s the one with the right bones, location and layout - and the potential to truly become yours.
