I know when I start getting asked "what's the market like...is it picking back up?" That it is time for a review of what has been happening.  

When I think of today's market, I think of the words...It takes work.

With high prices and interest rates being challenging for many buyers in the 6.5% range, it requires work to sell a home and to find just the right home or situation that works for a buyer.

Sellers really have to have an excellent marketing plan and selling strategy to capture buyers.  No longer is it like post pandemic where you almost could just put a sign up and it would sell.  With higher interest rates, buyers are very selective and taking their time to find just the right home.  Sometimes buyers are even looking for the opportunity to assume a loan that has a lower interest rate, which of course is harder to find and requires someone to be checking the details of every listing when it hits the market.

So in essence...it requires more work of the sellers, sellers agents, buyers, and buyers agents in today's market.

Things are selling, just at a slower pace than in the past and they have to be priced right given the condition of the home and its location. It especially now comes down to price, condition, and marketing exposure.  The right combination is what is needed to have a successful sale.
