Thinking about buying a brand new home?  I am going to share with you a list of things you will want in your new home, not only so you can enjoy these features while you live there, but because they will help your resale value whenever you do sell. I can tell you from experience, buyers are looking for these details!  

Most people say that “this is going to be my forever home” when they go to buy a new home. But the reality is, most folks do not stay in the same home their entire life. Work, family, and life changes happen so making a wise buying decision not only for your current enjoyment but also for future resale is important.

First time new construction home buyers don’t really think about many of these upgrades when walking through pretty new homes because they are side tracked by the fresh interior paint, nice countertops, or flooring, but once pointed out, you realize you really do want these things in your new home. Some of these items include: built-in trash can holder in your kitchen, all wood cabinets for better durability, lots of pots/pan drawers with full extension drawer guides, refrigerator cabinet so the refrigerator looks built in, interior wood trim around all the windows and doors, crown molding in every room, owner’s shower with tile to the ceiling and on the floor, ceiling fans in all bedrooms, energy efficient tankless rinnai hot water heater, and long life architectural shingle roof.

And here are a few other things to look out for:

  • Natural gas heat instead of having to have a propane tank

  • Natural gas fireplace instead of funny looking glass front electric fireplace

  • Thermal barrier roof sheathing making your power bills up to 30% less

  • Oak interior steps instead of carpet that easily gets worn with larger oak newel post

  • Custom mud bench at garage entry with not just a seat but other storage space

  • Upgraded light fixtures throughout the home

    • ceiling fans in all bedrooms and living room

    • ceiling fan on back porch with remote

  • Cement siding with upgraded trim boards instead of vinyl siding that fades & chips plus color cannot be changed

  • 10" front porch PVC columns 

  • Washable flat paint used on walls in all living areas 

    • 2 colors are included on the interior and exterior (excludes dark colors) plus interior white trim allowing you to customize

  • Gutters on all sides (not just the front fooling the buyers eyes as they pull up to a home)

  • 8 foot tall garage doors (most are only 7 foot which makes difficult to get a full size truck in the garage)
