If you’re considering moving to the CSRA, you’re probably evaluating two heavy hitters: North Augusta, SC & Evans, GA.
Today, I’m taking a deeper dive into the cost of living between the two so you can make a better decision about what works best for you.
Housing - the median list price in Evans, GA is around $475K, while in North Augusta, SC it’s closer to $285K. So on the South Carolina side, you typically get more house and more land for the money.
If your monthly mortgage payment is important to you, South Carolina may be the more affordable option.
How about groceries & healthcare? They’re about the same on both sides, so I wouldn’t make your decision based on that.
Another factor is gas prices. South Carolina gas prices are usually lower than Georgia’s. However, the two areas are only about 15 minutes apart, so you could easily drive to SC for gas if that’s important to you.
Taxes are another thing to consider. South Carolina property taxes are generally lower than Georgia’s, but SC income taxes are a little higher.
On the flip side, Georgia property taxes are a little higher, but if you’re a high-income earner, Georgia’s income tax structure may benefit you more.
But if keeping your monthly payment lower is your main priority, South Carolina may make more sense.
I always say - explore both sides. Find out what $475,000 buys you in Evans versus North Augusta. That will really help you make the best decision for your lifestyle and budget.
Commute times are pretty easy across the entire CSRA, so I wouldn’t make commuting a deciding factor.
