When buying your next home, there are four strategies that will help you get a great deal.
Start by looking at homes that have a lot of cosmetic issues like wallpaper, crazy paint colors, dirty carpet, or a cigarette smoke smell. People like to say they can deal with cosmetic issues, but when you get down to it, most really just want a home that’s move-in ready.
Next, think of your skill set. Are you or your spouse able to install hardwood floors or tile? Look at homes that can benefit from those kinds of upgrades to create a great new space on your own.

Next, come up with your financial plan and start saving up for these improvements. Most people can’t afford to spend the money on these improvements right after closing, so you need a plan to come up with that money. You won’t have as much competition from other buyers, so you’ll be able to get a better deal and hopefully get started faster.
Finally, look at homes that have been on the market for a while. These sellers are ready to move and they’ll either be ready to come down on their list price or negotiate.
