I’m back again with your latest weekly real estate market update and the answer to the most common question I hear from sellers: What’s the most important thing I can do to get my home sold for top dollar?

We had more activity this past week than we’ve had for the last several weeks: more listings, homes under contract, and homes closed. 250 new houses hit the market versus 214 the week prior, 258 properties went under contract compared to 210 the week prior, and 208 homes closed versus 133 the week prior. We currently have 1,295 houses available compared to 1,305 the week prior. Interest rates remain enticing at 2.75% to 3.5% depending on your type of loan and credit score. 

The most significant thing you can do to sell your property for top dollar is to have excellent photographs taken of your home. This is more crucial than ever because more people are looking at houses on the internet due to the health crisis or because they’re relocating from out of state. They’re eliminating properties from their list just by their photos. Great still photos, 3D video, and drone footage of the exterior are all things we do for our listings. We use HDR photography to get exceptional photos, and the 3D video shows the exact floor plan of the home. 

Take advantage of great photography, and you’ll have a better chance of getting top dollar for your house. Oftentimes a seller who had their property listed with a different real estate agent will call us and admit that they don’t understand why it failed to sell. Then I take a look at the photography and see dark photos, photos turned sideways, or an emphasis on features of the home that aren’t that great.
