The Effectiveness of Open Houses

 In today’s high tech environment, is an open house a relevant & effective tool for sellers?

It is completely up to the seller and listing agent whether they want to hold an open house, and is all about what makes sense for that particular seller and property.

What is an open house?  It’s exactly what it sounds like.  It is when the listing agent has the home open for a period of time for anyone to walk through.  A seller prepares for an open house just like they would for an individual buyer showing.  Agents, other sellers, neighbors, dream filled buyers that can’t qualify for your price, and finally potential interested buyers can walk through your home.

An Open house creates both in-home activity and also internet traffic with marketing through MLS, Facebook, Instagram, Zillow, Realtor.com, Homes.com, and more depending on what the listing agent is a user of in their marketing plan.  Our comprehensive marketing plan includes all this and more! 

One of the most important tasks of a listing agent, like me, is to be sure as many people know about your home as possible. The more people that are aware of your home, the better the chances are of you finding the right buyer.

Open houses are low pressure environments for buyers where they can feel comfortable exploring their options without high pressure sales.  It also could attract buyers that end up wanting the home that may not have otherwise considered the home.

An Open House can also be a high pressure competition for qualified buyers.  If there is a frenzy of activity at the open house, it creates pressure for a buyer to make a good offer especially if the open house is held within the first 2 weekends of the home going into the MLS.
