Occasionally, I have a seller that has things attached to the home that they want to take with them and they wonder how to deal with that.
When you are selling your home, it is best to have the home presented as it will be sold. If you have a chandelier, foyer light fixture, or sconces over your island that you plan to take with you because they have a special meaning to you, then it is best to replace them with a nice, but not necessarily expensive, fixture before you put your home up for sale.
The reason for this is that in my experience, when one tries to sell the home with those things displayed but tells people they are going to take them, it either causes buyers to make lower offers than desired or they still try to negotiate to get them because now they too have fallen in love with them. Then, negotiation efforts get focused on this instead of the bigger picture of price and other terms like closing date, possession date, due diligence, earnest money, etc.
You do not have to replace these the item you’re removing with one of equal value. If you have a Tiffany glass chandelier, you don’t have to spend that same high dollar for a replacement, but it should be something nice, and the quality and style should match your home and complement the beauty of your home. For my clients, I will often go that extra step for them and go to Lowe’s or Home Depot, find what I think would look best as a replacement in their home, and send them pictures and prices to make their selections easier.
