I’m here today with a MARKET UPDATE!
Everybody always asks me “how is the market doing” when I’m out and about, so today I’m doing a general market overview of how things are going. I am also including a link, or a QR code, depending on how you’re viewing this video, for the various cities within the CSRA, including: Aiken, Graniteville, North Augusta, McCormick, Edgefield, Augusta, Martinez, Evans, and Grovetown. If there’s somewhere else you’d like information on, just let me know! But you’ll be able to click on those links and see specifically what is happening in YOUR neck of the woods.
Let’s get to it! Days on market. The time from when you list your home until it is sold is 125 days. That’s up from last year’s 111 days.
The average selling price is $307K for our market. The graph shows what percentage of the price an owner received when they sold. It’s showing it’s about 97% of their listing price, and that is about the same as last year. What I advise based off that information, is that if you’re a buyer and you go in a home and it’s in your budget and you absolutely love it, then you need to make a reasonable offer! If you’re a seller and your house has been on the market awhile, and you have not gone under contract, then that is a sign that you need to re-evaluate your price given your condition or your location of the home.
Another thing you want to be aware of is there’s 3 months worth of inventory on the market vs 2 months worth of inventory last year about the same time, so things are staying on the market longer and we have more inventory. Buyers are being more selective when they’re making a decision now.
Interest rates are ranging from 6.25% to 6.75% depending on loan type and credit score. This also doesn’t take into account if you buy-down the rate.
Don’t hold off on buying a house because you’re hoping interest rates are going to drop into the 3% again. That is not predicted to happen anytime soon. If you find a house you love, go ahead and buy it, and then if interest rates do drop significantly, refinance!
