How to make more money on the sale of your home

The National Association of Realtors did a study that showed the typical FSBO home sold for $260,000 compared to $318,000 for agent-assisted home sales. This is a big difference.

However, this really doesn’t surprise me as most owners only sell once every 2, 5, 10 or 20 years. Whereas I list and negotiate 100’s of homes a year so naturally have a lot of more experience on how to get home owners the best overall contract that gets to closing.


We are in a market where you need to be experienced with:

Escalation clauses, appraisal contingencies, tide water, occupancy agreement, seller buying contingency, buyer selling contingencies, 1031 exchanges, due diligence, required repairs with some loans, appraisal waivers, difficult Loan types, appraisal gap, proof of funding vs pre-approval, and loan types likely to have appraisal problems.


An experienced listing agent will know how to:

Price appropriately, prepare the home for sale, advertise in order to generate multiple offers, negotiate when multiple offer situation, avoid low appraisal problems with buyers pushing up offer prices, get you the best overall terms, and most importantly get you to closing day.


When selecting an agent, it is important to have an experienced listing agent.  In our market with over 2200 agents throughout the CSRA, there are many agents that just sell 3 to 5 homes a year and most as a buyers agent. Getting an agent that specializes in listing and selling with a lot of experience, can be the difference that gets you a great contract that goes to closing. Trusting your most valued asset to a friend or family member that just got their license or doesn’t have a lot of experience listing homes, probably doesn’t make sense.
