The final walkthrough is an essential step in the home buying process, and there are four crucial tips you must keep in mind as you go about it:
1. Don’t wait until the day of closing. Going on a final walkthrough the same day as closing would be a major mistake. After all, what happens if you find something wrong? If this were to occur, you would not only need to tackle the issue itself but, you’d also need to reschedule closing. Schedule your final walkthrough at least a day prior to closing so that there’s still adequate time to handle any problems that might arise.
2. Check to make sure all agreed-upon items have been left in the home. If the seller included the washer/dryer set in the contract, make sure these appliances haven’t been removed. Don’t assume that the seller will leave everything they agreed to just because they put it in writing.

3. Check to make sure none of the seller’s belongings have been left behind. Conversely to our last tip, it’s also important to ensure the seller hasn’t left any of their unwanted clutter for you to deal with. If you aren’t comfortable removing these items, it’s perfectly acceptable to ask that the seller take care of them prior to closing.
4. Be emotionally prepared for surprises. If a home was previously furnished, don’t be shocked to see holes in the wall where pictures were hung. And if the home has hardwood floors, it isn’t uncommon to notice discoloration in areas that were previously covered by a rug.
By following all of these tips and by trusting the guidance of your agent, your final walkthrough should (hopefully) go off without a hitch.
