Does it make sense for you to sell your home as a For Sale By Owner? The simple answer is no. Data from 2018 shows that a FSBO home might sell for $200,000, but the same house would sell for $265,000 if sold by a licensed real estate agent. Even with the 6% commission fee worked in, you would still have an extra $50,000 in your pocket by selling with an agent instead of on your own.
I spend time with my sellers to walk through their home and let them know how to stage it so that it looks the best it possibly can online. If you have crappy photos, buyers won’t come see your home. We work with a professional photographer to take fantastic HDR images and even a fantastic virtual tour. Only 1% of the real estate community is using this technology, which is crazy. A recent sale of ours came as a result of one of these 3D tours.
If your home has unique features like a lake or a pool, I’ll use drone photography as well to capture it in its best light. Then I’ll make a gorgeous magazine-style book showcasing your property.
