Whether you’re just thinking about putting your house on the market, have it already on the market, or have it under contract and are waiting for a home inspection to be scheduled, there are several things you can do to prepare for that inspection right now.

First, make sure you turn on all utilities. These should already be on unless the home is vacant. If it is vacant, make sure your water, electricity, and gas are turned on. If you have a gas water heater, make sure the pilot light is lit, too. Then take a look at that water heater to make sure there is no water leaking.  The same thing goes if you have a water pan in your attic A/C. If there is water in there, that’s a bad sign and could cause ceiling leaks.

If you have any ceiling stains from the roof or a tub, get them painted over to eliminate the concern. The same thing goes for your kitchen and bathroom cabinets.

Any attic or crawl space should be neat and easily accessible.

Take a look at your chimney to make sure there is no debris. Also, make sure your smoke detectors are operational. Your attic and crawl space should be accessible, too. Be sure the door is in good shape.

Your lightbulbs should all be replaced and in proper working order. Finally, make sure any pets are kenneled or out of the home prior to the inspection.
