If you are thinking of selling and buying at the same time, it can be difficult to figure out what is the best route to take.
Essentially, you have two options to choose from.
Your first option is to find your new home, buy it, move into it, and then put your existing home on the market. If you have the means to do this, great! If you are not quite comfortable with the possibility of having two mortgages, though, this might not be the best route to take. Another concern with this option is if you are waiting to put your existing home on the market, you might miss out on the best time to sell it.

Your second option is to start looking for your new home while you have your existing home on the market. Hopefully there are two or three homes out there you know you would like. If there aren’t, however, and you get an offer on your existing home before you find your next home, we could negotiate for you to have the right to occupy your existing home for up to 30 days after closing. You might have to pay a little bit more than your current mortgage to occupy your existing home after selling it, but that is ok—you have eliminated the risk of having two mortgages at one time.
If you are unable to find the home you want, we can also search the neighborhoods you want to live in, knock on a few doors, make some phone calls, and send some letters to homeowners to see if there is anyone in these areas who is thinking about selling but has not put their home on the market yet.
