Buyers often ask if Title Insurance is worth getting when buying a home.

The answer is: Yes! Always get title insurance when buying a home of any age, new or old.  Even if buying from someone you know like your father, you should get title insurance.  No matter what, always get title insurance!

What is Title Insurance? It ensures that the title is clear and that all transfers of ownership have been done properly.

Many think you don't need it but I have seen several cases over the years where there have been surprises pop up.  Foreclosures, estates, new construction...I have seen situations where had there not been title insurance in all of these cases, the owner would have had a lot of problems.  

For instance, if you are buying a home from someone that bought a home from an estate, it is possible not all the siblings or heirs signed off on the transfer of title. And you could end up owning a home where there were 5 siblings, 4 signed off, but then out of the blue, a 5th sibling shows up claiming title to the home because they didn't agree to sell.  That 5th sibling now owns a 5th of your home.  

I had a seller selling and a title search was done for the new buyer, and they discovered the home was on the wrong lot...title insurance covered the problems to settle this situation.

Title insurance essentially will pay to make the problem go away.

Title insurance essentially says they have checked the title and looks good but if something shows up down the road, they pay for it to be settled or remedied.

By the way, if you are getting a loan, your lender is going to require you to buy title insurance to protect the lender.  But you can get a simultaneous issue of title insurance at a deep discount to protect you and it is well worth it!

Title insurance is a one time fee and protects you for the time you own the home.  Don't miss out on doing this!
