We utilize both Internet and Print Advertising. Our Property Management System integrates with Craig’s List. The minute we become aware of a vacancy, or future vacancy, we send a custom post to Craig’s List. We often get rental inquiries before it would be possible to run a classified ad, or to place yard signage. We also interface with other leading internet sights, and of course, we still use yard signage and print advertising.
Once we receive an inquiry from a perspective tenant, we make it easy for them to get qualified. Prospective tenants can fill out a simple rental application on our website and post it to us immediately. Of course, they can also e-mail, fax or deliver a hard copy application to us.
Although we make the application process very easy for a prospective tenant, our screening process is comprehensive. We find that a Credit Report provides a detailed financial history for the applicant. Although some applicants may not have high credit scores, we still like to see a history that indicates the applicant is financially responsible. We also verify employment and rental information.
In short, we realize that finding good tenants is the key to make your property successful.
2. Accounting and Managment Systems
Our goal is to utilize the best information systems in the industry. As an owner, you can receive your monthly payment each month via an ACH transaction (at no cost to you.) This avoids you having to handle a check each month and to wait for funds to clear. (Of course, if you prefer we can still process a manual check.) We offer a menu of custom management reports for you. These reports can be delivered via e-mail, our web portal, or mailed hard copy. Again, it is your call.
We offer the same benefits to tenants. They can pay on line each month, set up a recurring payment or pay via a manual check. Tenants can also enter work orders and repair requests 24 hours a day via our web forms system. All work orders are tracked in our management system from the time they are reported to vendor completion to final payment.
3. Dedicated, Professional Staff
Perhaps most importantly, we have a team of dedicated staff members that work to make your property a success. Of course, we take care of the basics such as: having a 7 day per week on call system; staying abreast of landlord/tenant laws; and maintaining relationships with competent, reliable vendors when we need to address a repair or maintenance issue. However, we also see the big picture. We realize that your property is an important investment. We know that your goal is manage both short term cash flow and the long term value of your property.
